In today’s society it is common to hear of construction contractors with their own companies,although the majority of contractors are still independent contractors. An independent contractor is typically hired by a business owner in order to perform certain tasks within the construction business without the need of having to hire a construction manager.
A general contractor is a contract company that hires individuals to perform a variety of labor-related tasks on a construction site. A general contractor,full or part contractor,is responsible for overseeing the daily operation of a particular construction site,responsibility for the management of suppliers and trades,the communication of work schedules to all involved individuals during the construction process,and the maintenance of all related documents and data. The primary role of a general contractor is to take care of the day-to-day operations of the project. This may include scheduling the work,negotiating and agreeing on pay rates,maintaining contracts,managing work permits,keeping workers well-trained and informed about the job,communicating with the property owner,making sure all materials are available for use,and preparing estimates to be used for future bidding on future projects. Although there is a great deal of responsibility that goes along with a general contractor’s job,the main function of the contractor is to get the job done without incurring unnecessary costs and delays,to provide a professional appearance while doing so,and to keep costs down by keeping a good relationship with the owner of the land.
Full and part construction contractors are also known as construction managers. The majority of full and part contractors are also known as project managers. In order to be a successful full or part contractor,a general contractor must have a full understanding of the various types of materials,labor,equipment,machinery,construction site design and planning,construction equipment and supplies,subcontractors and vendors,finance,construction accounting,and marketing,among other things. General contractors are expected to manage all of these aspects of the construction business while keeping the costs of construction projects at a reasonable rate,ensuring the highest level of quality in workmanship and customer satisfaction,and making sure that construction projects are completed in an orderly and timely manner. In order to become a successful full or part contractor,one must have a basic knowledge of construction,which includes management of the projects,the construction accounting practices,and marketing,among others.
